Position Overview:

The Operations Financial Analyst will be responsible for gathering pertinent analytics on the entire portfolio of apartment communities, communicating those findings to senior level management, owners, investment groups and internal external customers. The person in this role reports to the President.

Key Responsibilities (Essential Duties and Functions):

  • As an Operations Analyst, this position is responsible for providing financial analysis, project management and utility data for the portfolio.
  • This position will work closely with the MBM Executive and Leadership team and interact with Asset Management and the Revenue Management platform.
  • Monitor trends in portfolio performance and build reporting to provide insights on multifamily metrics and KPI’s.
  • Analyze portfolio results and identify gaps in performance for non-performing properties against KPI metrics.
  • Provide quarterly asset level and portfolio level financial and variance analysis.
  • Prepare and maintain cash flow projections and financial models for portfolio with Regional Directors and Vice President.
  • Monitor and report on LIHTC, PBV and market rate rents to maximize revenue.
  • Meet with VP, RD & Asset team to discuss recommendations and communicate with the appropriate agency to realize appropriate rent levels.
  • Assist in creating monthly, quarterly, and annual management reporting packages.
  • Monthly review of utility data and usage for portfolio to work with facilities and ownership to identify areas of opportunity to realize efficiencies.
  • Prepare annual Utility reporting for housing authorities, Asset Management and other appropriate parties.
  • Assist in the annual budget review process as well as oversee the budget development process, analysis and timely completion.
  • Assist in the development of portfolio level financial models, reports, graphs, metrics, and other analysis.
  • Work closely with the leadership on special projects.
  • Partner with MBS and VP to complete stabilization calculations for development milestones with lease up communities.
  • Obtain and summarize accounts receivable data for executive consumption.
  • Communicate effectively with department leaders, site staff and executives.
  • Other duties as assigned.

Additional Requirements:

  • Must have demonstrated strong problem-solving skills and quantitative abilities.
  • Demonstrated ability to work collaboratively within a matrixed team environment.
  • Excellent project implementation, organizational and planning skills. Able to work with time sensitive, detail-oriented material and meet multiple deadlines. Has experience managing multiple projects successfully through constantly changing priorities.
  • Has the interpersonal skills and presence to communicate and interact effectively with all constituencies including with all levels of private and public sector officials.

Experience:

  • Five or more years’ experience in rent-restricted multi-family and/or affordable housing or property management.
  • Financial modeling skills and ability to summarize data via Excel functions or Pivot Tables.
  • Strong organizational skills with the ability to coordinate complex activities, prioritize conflicting demands and meet deadlines.
  • Keen analytical skills and attention to detail.
  • Strong business judgment and decision-making skills.
  • Strong interpersonal skills, highly motivated and able to work independently.
  • Ideal candidate is a highly self-motivated person who thrives in a dynamic work environment and demonstrates a flexible and adaptable work style that responds quickly.
  • Excellent verbal and written skills.
  • Experience working with Yardi software or applicable property management software is preferred.
  • Excellent computer skills; must be very literate in Microsoft Office Suites.

Work Environment/Physical Demands:

  • This job operates in a clerical office setting. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.
  • This position requires manual dexterity, the ability to lift files and open filing cabinets.
  • This position requires sitting, bending, stooping, or standing as necessary.
