Role:
The Vice President of Mortgage Lending leads the overall performance of the credit unionโs mortgage function, encompassing loan origination, underwriting, processing, closing, and servicing. The VP owns the department P&L, secondary market strategy, pricing governance, product development, and talent leadership. Working in partnership with the Chief Lending Officer, this role sets and executes short- and long-term plans that grow the mortgage portfolio, optimize financial results, and deliver an exceptional member experience in alignment with the credit unionโs mission.
Essential Functions & Responsibilities:
25%ย ย ย Oversees all aspects of the mortgage lending process - loan origination, underwriting, processing, closing, and servicing. Coaches and evaluates team members to build a high-performing department aligned with the credit unionโs values and strategic goals.
20%ย ย ย Ensures underwriting quality, documentation, and adherence to secondary market guidelines. Maintains investor compliance (FNMA, FHLMC, FHA, VA, PMI) and oversees loss mitigation and problem loan resolution. Owns rate lock policy, pipeline management, fallout risk, pricing margin analysis, pricing exception authority, and MSR strategy (retain vs. release). Manages investor and correspondent/broker channel relationships.
15%ย ย ย Recruits, coaches, and manages the mortgage team. Oversees MLO sales territories, NMLS licensing compliance, and continuing education. Maintains a succession plan for key roles and builds an ongoing talent pipeline.
10%ย ย ย Accountable for the mortgage department P&L. Develops and manages the annual budget, monitors cost-per-loan and revenue-per-MLO metrics, drives fee income strategy, and delivers regular financial performance reporting to senior leadership.
10%ย ย ย Leads the mortgage product lifecycle from concept to launch - including market analysis, product committee leadership, go-to-market strategy, and pricing models for new offerings (HE Loans, construction-to-perm, VA loans, and all portfolio products).
5%ย ย ย Ensures compliance with Fair Lending, CRA, RESPA, TRID, and all applicable regulations. Proactively aligns product offerings with underserved community needs as part of the credit unionโs CRA strategy.
5%ย ย ย Builds and maintains relationships with members, real estate professionals, and referral sources to generate loan volume and strengthen the credit unionโs mortgage brand.
5%ย ย ย Evaluates and implements mortgage technology solutions including LOS enhancements, POS platforms, and AI-assisted underwriting to enhance operational efficiencies and member experience.
5%ย ย ย Performs other job related duties as assigned.
Performance Measurements:
1.ย ย ย Maintains a cohesive, highly trained, motivated, high-performing team that can meet loan demand and meet or exceed established sales goals. Ensures that service level standards are met and that the team delivers quality results while living up to the credit union's values of integrity, care, growth, and innovation.
2.ย ย ย Ensures that all mortgage lending activity complies with established policies and regulations and that mortgage lending procedures are current.
3.ย ย ย Ensures that mortgage lending workflows and processes are streamlined, efficient and compliant.
4.ย ย ย Keeps management informed regarding key operational issues affecting the department or credit union.
5.ย ย ย Ensures that direct reports achieve individual goals and receive ongoing developmental training.
6.ย ย ย Coaches employees monthly; completes performance reviews within the prescribed timeframe.
7.ย ย ย Complies with all applicable rules, regulations and policies, including but not limited to BSA, OFAC and Physical Security.
Knowledge and Skills:
Experienceย ย ย Five to ten years of Mortgage Lending Experience. Must include secondary market operations, pricing governance, P&L ownership, and product development. Demonstrated track record of leading high-performance teams and delivering measurable financial results.
Educationย ย ย (1) A bachelor's degree, or (2) achievement of formal certifications recognized in the industry as equivalent to a bachelor's degree (e.g., information technology certifications in lieu of a degree).
Interpersonal Skillsย ย ย High degree of trust, diplomacy, and communication skill required. Must effectively lead teams, influence stakeholders, and maintain strong relationships with investors, real estate partners, vendors, and regulators. Consistent in-office presence required.
Other Skillsย ย ย Expert knowledge of investor guidelines (FNMA, FHLMC, FHA, VA), mortgage technology platforms (LOS, POS, PPE), Fair Lending, CRA, RESPA, TRID, and NMLS requirements. Strong financial management, communication, and supervisory skills. Standard M'F schedule; occasional travel required.
Physical Requirementsย ย ย This role requires sitting at a computer for most of the day. This role would also require the ability to file files, open filing cabinets, and bend or stand as necessary. Work Environmentย ย ย The position is based in-office in our Pensacola, FL market, operates primarily in an office setting, and routinely uses standard office equipment such as computers, printers, and phones. This position requires consistent presence in the office to effectively collaborate with team members and fulfill job responsibilities. It requires the ability to actively participate in conference calls and meetings with other Credit Union team members and vendors. The normal expected work schedule is Monday through Friday, 8:30a.m. to 5:00p.m. Occasional after-hours work or travel may be required to meet project deadlines or attend conferences, seminars, or client meetings. Must adhere to safety rules and regulations.
